Tips for Building Your Home in Florida

Florida is a great place to live, but the climate can wreak havoc on your home. The intense UV rays of the sun, constant moisture and humidity, and threat of heavy rainfall, including convective storms and hurricanes, can make building your home in the Sunshine State a project that requires particular attention. Use these tips to help ensure your new home is safe and can withstand the test of time.

Check Your Florida Flood Zone

Florida fun fact: wherever you are in the state, you're never more than 60 miles from the nearest body of salt water. Flooding isn’t just a coastal threat: even if you’re inland, your specific zip code could be at high risk for flooding. That’s why it’s important to make provisions for possible flooding in your new home construction design. If your property is below the Base Flood Elevation (BFE) and you are building a brand-new home, you must raise it above the floodplain. Certain FEMA guidelines and building codes must be followed. Additionally, for homes below the BFE, you may only make renovations worth up to 50% of the home’s depreciated value.

Use the Proper Materials

Certain building materials should be used in your Florida home to ensure longevity and structural integrity, as well as to withstand risks from pests and flood damage. Licensed and insured contractors will be familiar with these materials and can help you select the best tools for your new build. Some examples of recommended materials include:

  • Non-toxic salt-treated lumber that can withstand termites
  • Windows, doors, siding, and roofing with Florida product approval numbers. These have been tested with low-missile impact procedures and can handle up to Category 5 winds and flying debris.

Consider Energy Efficiency

During the building process is a great time to incorporate energy efficient components and materials into your Florida home. Insulation, HVAC systems, roofing systems, solar power, energy efficient appliances, and other options can save electricity and money over the long haul. Some may even qualify you for discounts on your insurance premium or tax breaks at the state and federal level for even greater savings.
